What is shareware?

OVERVIEW



MORTPLAN is a program of various amortization functions that can
be selected from a main menu. Some of these functions allow for
the use of screen output as well as printed output. Each of these
functions will be explained later in this manual.

When entering numbers in MORTPLAN you do NOT have to put in the
decimal point when entering a whole number. You are allowed to
insert commas during data entry in an amount for clarity, but they
are automatically supplied by the program if omitted.

Context sensitive help is available at many prompts, press F1 to
activate the help screen.

To start MORTPLAN simply copy the entire contents of the program
disk to another diskette or your hard disk and type MORTPLAN at the
DOS prompt. If you have problems reading the display on a
monochrome screen you may use the command MORTPLAN /M to force
single color display.

MORTPLAN is menu driven for ease of use. To select one of the
functions from the menu, enter the letter of the desired function.
It is NOT required that you press the enter key as the program will
automatically take you to your selection. If you accidently hit
the wrong key, don't worry, pressing the ESC key will always return
you to the main menu. The next page contains a representation of
the main menu.

The most common function of MORTPLAN may be the TYPICAL MORTGAGE
SCHEDULE. Pressing T brings up the following screen:

Enter the information required for Loan Amount, Interest Rate,
Length of Loan, Number of Payments and the date of the first
payment. This is an appropriate time to remind you that the F1
key will give you HELP at any time, and that the F5 key can be
used to clear the field if you make a data entry mistake. Of
course you can also use the backspace key or delete keys to
remove any single character, but F5 is very handy when you want
to clear the entire field.

The additional optional information is not required if you want
MORTPLAN to calculate the required Principal and Interest payment
for you. Entering an optional Principal & Interest payment will
cause MORTPLAN to use that P & I payment amount for amortization
calculations, and to adjust the term of the loan if needed.
Entering Additional payments calculates the loan based on that
additional payment being made EACH month, in addition to the
regular P&I. Other MORTPLAN options allow a schedule of
additional payments to be made throughout the loan. After
entering the necessary information, the following screen is
displayed:

As you can see, the P & I Payment was calculated and the last
payment was adjusted due to the $20.00 additional payment made
each month. Rather than taking 360 payments (30 years), the loan
was paid in just 309 payments. At this point you have the option
of Printing or Displaying the amortization detail, modifying the
entered information if it was incorrect, or returning to the main
menu. Once you have entered the information correctly and are
satisfied, the amortization detail screen looks like the
following:

The above schedule shows the regular monthly payment of $1028.61
and then the additional $20.00 which was specified as an
additional extra payment toward principal each month in our
example. This has an affect on the amount subject to finance
charges each month, and shortens the term. You may use the HOME
& END keys to move from the first 12 payments to the last 12
payments in the schedule, or the PgUp/PgDn keys to page 12
payments at a time. Keep in mind that the screen displays
PAYMENT NUMBERS, not years. Payment number 3 in the above
example is Apr. 5, 1988 since the loan originated in February.
You can easily view any "year" of a loan by using the F10 key,
which asks for the year desired. The screen will then display
the proper 12 payments which represent that calendar year in the
life of the loan. In the example above, year 1 is 2-88 to 12-88,
year 3 is 1-90 to 12-90, year 4 is 1-91 to 12-91. Pressing PgDn
after using F10 to select year display will show detail based on
calendar year boundaries until changed.
ADDITIONAL PAYMENT SCHEDULE


Next we will explore the ADDITIONAL PAYMENT SCHEDULE choice on
the main menu. This selection is used if you want to make
sporadic additional payments toward principal rather than an
equal extra payment each month. You are prompted for the name of
a file which contains the previously saved schedule of additional
payments for your loan. These files can only be created or
altered from within MORTPLAN. To create a new file, enter the
filename of your choice and follow the data entry screens. The
loan data cannot be edited once saved, but the associated
additional payments data can be altered at will. An example loan
file named SAMPLE is included with your MORTPLAN distribution
program. To see the SAMPLE schedule, enter the word SAMPLE when
prompted for the filename.

The entry screen for additional payments during the life of the
loan is shown above. You may easily enter a double principal
payment by placing an asterisk (*) in the Amount field. Keep in
mind that double principal results in an ever increasing amount of
additional payment. Each month the portion of the loan payment
that goes toward principle increases, and so does the double
payment amount. Toward the end of the loan this value comprises
the higher percentage of the P&I amount. You may enter any amounts
desired for any payment. If you want to make a standard additional
monthly principal payment for every payment, that amount would more
easily be entered on the TYPICAL mortgage schedule in the optional
bottom section rather than here.

When your additional payments have all been entered, press F10 to
begin the calculation.


MORTGAGE PART ANALYSIS


This option allows you to calculate any of the four loan
information items given the other three values. Select the unknown
value, Original loan amount, Interest rate, Length of Loan or
Principal & Interest payment and MORTPLAN will calculate the
remaining value.

After selecting the value to be calculated, a data entry screen for
entering the known vales appears. Enter the requested items,
remembering that F1 key will give you HELP at any time, and that
the F5 key can be used to clear the field if you make a data entry
mistake. Press F10 to begin calculating the unknown value. The
screen will be updated with the requested information after a brief
calculation.

This option will calculate the principal balance given the number
of payments previously made and the basic background loan
information. The length of the loan is not required since the
calculation assumes pre-payment. In addition to displaying the
principal balance the total amount of interest paid to date is also
calculated.

RATES VS AMOUNTS COMPARISONS


This comparison feature is used to compare the payments (P & I) on
a static term (perhaps 30 years) as the loan amount and interest
rate vary. It might be used in a situation where you know that you
will be interested in a standard 30 year loan, but need to know
just how much you can borrow depending on the interest rate. You
begin the comparison by entering the loan information on the
following screen:

30 year term and the comparison will begin with a low loan value of
$70,000 and low interest rate of 8%. The loan amount will increase
by $10,000 for each increment (six are displayed in the comparison,
so this sample yields $70,000 - $120,000). The rate will increase
by .5% for each increment (thirteen are displayed in the
comparison, so this sample yields 8% - 14%). The final comparison
is displayed as follows:

If the available monthly payment is between $825 - $850 you can
easily find the combinations of rates and loan amounts that fit the
budget. If interest rates are more stable perhaps an increment of
.1 or .2 may display results that span the actual market trends
better.

After viewing the display, you press any key to return to the
comparison data entry screen. You may make changes to the
information and re-display revised comparisons with the F10 key.

As indicated in the date entry screen, you may send this report to
the printer by placing a P in the Printer/Screen selection field.
YEARS VS RATES COMPARISONS


This feature operates much like the Rates vs Amounts comparison.
The differences is that in this comparison the Loan amount is kept
constant while the interest rate and length of loan are altered.
This comparison might be used if you have determined the loan
amount, perhaps after a home has been selected, and need to
determine the monthly payment required at various rates and terms.

stable at $100,000. Your low value for the interest rate will be
8% and will increase by .5% for each comparison. The high value
for the length of the loan will be 30 years and will decrease by
2.5 years for each comparison.

Again, you may want to restrain the rate starting point and
increment to reflect a smaller range which more accurately reflects
market trends.

After viewing the results of your comparison, you may return to the
data entry screen and make adjustments as desired.

This report may also be sent to the printer by placing a P in the
Printer/Screen selection field.
SET PRINTER CONTROL


This menu selection is used to tell MORTPLAN what printer control
codes should be sent to your printer to tell it how to print the
"special report" format. The special report makes use of the
abilities of many narrow carriage printers to print 132 characters
across a 8.5 inch page. In creating this format MORTPLAN makes use
of DOUBLE WIDE EMPHASIZED characters for the report headings and
CONDENSED characters for the body of the report. SET PRINTER
CONTROL presents you with two screens in which to enter your
printer's codes to turn these two functions on and off.

In the example below, the first line of decimal ASCII codes are
sent before the titles line, and the second line is sent afterward.
The numbers 14, 27 and 69 represent ASCII 14 (SO, Shift Out) which
starts Double-Wide, followed by ESC (ASCII 27), E (ASCII 69) which
turns on Emphasized. The second line is the cancel code.

The default setup is for EPSON brand printers and most compatibles,
and causes the report title to be printed in DOUBLE WIDE and
EMPHASIZED font. If you have a printer that cannot emulate an
EPSON, or if you want to enter your own printer's codes, you can
locate them in your printer manual. When you have the codes for
the report titles entered, press F10 to move on to the next screen
for entering the codes for condensed mode used in the body of the
report.

If you are unsure of exactly what this section is about, you can
simply avoid using the "special narrow" report format. Keep in
mind that using the special report format without properly setting
up for your printer will result in 132 characters printed across on
a page without condensation, which causes a problem if you have a
narrow carriage printer. See the following section on reports for
additional information. PRINTED REPORTS


Reports may be generated within MORTPLAN from several locations
including the Typical mortgage schedule, Additional payments
Schedule, Rates vs Amounts comparison and Years vs Rates
comparison. Each report is formatted with the information clearly
labeled in a manner similar to the screen output. In addition you
may add a report title line with comments of your choice. The name
of the registered owner of MORTPLAN may also be included if
desired.

Each report offers a choice of three standard formats. The first
is the Generic Narrow Report which is designed for use with
printers that only print text at 10 characters per inch (normal
pitch) on 8.5 x 11 inch paper. These printers include many
daisywheel and impact printers and some dot matrix printers with
very restricted features.

The second format is the Generic Wide Report which also prints text
at 10 characters per inch, but assumes that the printer has a wide
carriage and is loaded with paper that is 11 x 14 inches to
accommodate 132 characters per line.

The last report format is the Special Narrow Report which may be
used with any printer capable of a compressed mode that prints 132
characters on paper that is only 8.5 inches wide. This is the only
report that takes advantage of the codes in the SET PRINTER CONTROL
option of MORTPLAN. It produces a report very similar to the
Standard Wide Report, but does so on narrow paper.

You should experiment with the reports which are supported by your
printer to determine which meets your needs and liking.
