General Introduction


Mortgage Master is a general purpose mortgage loan calculation and
analysis program. All of the following functions can be performed using
Mortgage Master: NOTE: All of the following functions can either be
displayed on the screen or printed on your printer.

- Calculate the Monthly Payment Amount given the loan amount,
the interest rate and the period of the loan.

- Calculate a detailed amortization schedule given the loan
amount, interest rate and period. The schedule includes all
of the following:

- Loan Amount
- Interest Rate
- Total months of loan duration
- Monthly Principal payment
- Monthly Interest payment

- Monthly Loan balance
- Monthly Principal to date
- Year-To-Date Interest
- Month and Year of the payment
- Total payment amount
- Total interest amount

The schedule may be displayed on the Screen or printed on
a printer.

- Compare Two Loans given Loan amount, interest rate and period.
Differences are calculated for all of the following;

- Loan amount
- Interest Rate
- Number of payments
- Total Payments
- Interest Payments
- Total Payments(% difference)

- Calculate the loan amount to be borrowed given a desired
monthly payment, period and interest rate. A down payment
may also be included. All of the following will be displayed:

- Interest Rate
- Loan amount
- Total Available(Loan + Down Payment)
- Down Payment($ and as % of total available)
- Number of Payments
- Total Payments
- Total Interest
- Payment Amount per month

- Calculate Number of payments to be made given loan amount,
interest rate and desired monthly payment. All of the
following will be displayed:

- Number of payment(# and converted to years)
- Any remainder amount
- Total Payments
- Total Interest payments

- Calculate a variable mortgage payment schedule given the
loan amount, initial period, interest rate, interest
increment and term increment. All of the following will
be displayed:

- Monthly payment amount starting with the initial period
and interest rate and varying by five(5) times the
term increment and ten(10) times the interest
increment. A total of fifty(50) payment amounts will
be displayed on the screen.

- Calculate the remaining mortgage balance given the loan
amount, period, interest rate and payment number. All of
the following will be displayed:

- Interest rate
- Loan amount
- Number of payments paid
- Remaining balance to be paid

Notes Concerning Mortgage Master


Mortgage Master is written in Turbo Pascal 4.0. Unlike many PC based
calculation programs, Mortgage Master calculates all figures to 18
significance digits. This is done using a binary coded decimal
conversion routine. While this does slow down the processing, it
increases the accuracy from 11 to 18 digits and insures no rounding
errors. The entire program uses windows for display, help screens
and error notification. All options are menu driven and the program
gives options to return to the menu or end the program after each
calculation.

Financial fields are displayed with 11 digits, giving the possibility
of loans in the hundreds of millions of dollars. Some of the fields are
displayed in three, four or five decimal places.

An on-line help facility is available from the main menu. Simply
press the H key, then press Enter. Functions keys F1 thru F8 are
used for various help windows. The F9 key will return you to the
Main Menu again. The Help windows cover much of the same information
as in the general introduction above.

All Error messages do to data entry problems are displayed in a
window in the center of the screen. Simply press any key to
return to the input mode and enter the corrected data.

NOTE: A sample Amortization Schedule as prepared on your printer
is not included. The format is similar to the screen output
schedule, with four(4) years of payments being printed on
each page.
