REAL ESTATE ANALYSIS ON LOTUS 123 Version 1.0 5/18/87



This is an interactive spreadsheet for analyzing Real Estate investments.
It can be modified to apply to apartments, shopping centers, office buildings
or whatever. It is also useful for either new development or an acquisition
of an existing property.


The setup of the spreadsheet is very straightforward. Page 1 is an investment
summary highlighting the variables of your particular deal. You will note that
the worksheet's Protection mode is enabled. Only those items needing inputting
are Unprotected. Once you have entered all of the necessary information,
your IRR will be automatically computed. (Note that 123 Release 2.o or
later is required.) If you get an "ERR" message, check to see that you have
entered in all necessary information. The spreadsheet is set up to conform
to the Tax Reform Act of 1986. We suspect that a new version will be needed
once Congress realizes how bad this bill was for the economy.


Please feel free to modify this spreadsheet as you feel necessary. If you
feel that any changes are needed as a result of a mistake in programming, or
have anything else to say, we would appreciate any comments, suggestions
or some contribution to further the cause of public domain software.
